Private Equity Investments in Indian Real Estate Surge to Pre-Pandemic Levels in 2025

In 2025, private equity investments in the Indian real estate sector rebounded to pre-pandemic levels, reaching $6.7 billion (₹60,323 crore)—a 59% increase compared to the previous year. Land parcels and data centres emerged as major magnets for institutional capital, with land alone accounting for nearly a quarter of total inflows, largely supporting future office spaces and data centre developments.

Data centres, driven entirely by foreign investment, have established themselves as a core real estate asset class. The office segment attracted the highest capital at $2.4 billion (35.3% of total investments), backed by stable leasing activity and long-term demand visibility. Residential real estate also saw strong interest, contributing 21% of total investments, with both domestic and foreign investors participating equally. Over 60% of land-related investments were directed towards office and data centre projects.

The surge in private equity reflects stronger balance sheets, improved transparency, and better asset-level performance. Compared with earlier years, Indian institutional investments were $6.7 billion in 2019, $6.6 billion in 2020, $3.4 billion in 2021, and $4.3 billion in 2024, highlighting the recovery in 2025.

Looking ahead to 2026, private equity inflows are expected to remain strong at $6.5–7.5 billion, with office spaces, industrial/logistics assets, and data centres continuing to attract institutional capital. Residential real estate, particularly premium and luxury segments, is expected to see steady participation. The growing adoption of REITs is improving exit visibility and reinforcing investor confidence across asset classes.
